Overall Canary Islands March 2019 v March 2018

Overall Hotel/Apartment occupancy 82% down 3.15% v March 2018.

Hotel occupancy down 3.24%.

Apartment occupancy down 3.06%

The average daily price charged in March 2019 86.30 Euro down 1.7% on March 2018.

Hotel daily price charged in March 2019 97.90 Euro down 2% on March 2018.

Apartment daily price charged in March 2019 62.10 Euro down 1.9% v March 2018.

Tenerife

Overall Hotel/Apartment occupancy in March 2019 84.2% down 0.12% v March 2018.

Hotel occupancy 84.33% up 0.35% on March 2018.


Apartment occupancy 83.68% down 1.33% v March 2018.

The average daily price charged in March 2019 91.80 Euro down 4.7% on March 2018.

Hotel daily price charged in March 2019 100.40 Euro down 6% v March 2018.

Apartment daily price charged in March 2019 69.30 Euro down 1.6% v March 2018.

Summary

The occupancy in Hotels and Apartments in March 2019 is holding up on March 2018. It is almost the same.

Prices for hotel rooms in March 2019 were 6% cheaper than March 2018.

Gran Canaria

Overall Hotel/Apartment occupancy in March 2019 80.2% down 4.98% v March 2018.

Hotel occupancy 83.28% down 4.72% on March 2018.

Apartment occupancy 75.86% down 5.53% v March 2018.

The average daily price charged in March 2019 89.00 Euro up 3.1% v March 2018.

Hotel daily price charged in March 2019 106.90 Euro up 4% v March 2018.

Apartment daily price charged in March 2019 60.80 Euro down 2% v March 2018.

Summary

I am not sure what is going on in Gran Canaria. Each month to date in 2019 occupancy v 2018 has fallen and prices have risen. Gran Canaria in March had the highest priced hotel rooms of all the Islands.

Lanzarote

Overall Hotel/Apartment occupancy in March 2019 89% up 2.44% v March 2018.

Hotel occupancy 89.44% up 2.33% on March 2018.

Apartment occupancy 88.2% up 2.6% v March 2018.

The average daily price charged in March 2019 77.90 Euro down 5.8% v March 2018.

Hotel daily price charged in March 2019 88.80 Euro down 6% v March 2018.

Apartment daily price charged in March 2019 60.90 Euro down 5% v March 2018.

Summary

Lanzarote had the highest occupancy of all the Islands in March 2019 at 89%. The Island has been aggressive with prices so far in 2019. Down over 5% v March 2018. Gran Canaria should take note.

Fuerteventura

Overall Hotel/Apartment occupancy in March 2019 75.3% down 12.40% v March 2018.

Hotel occupancy 75.64% down 12.95% on March 2018.

Apartment occupancy 73.99% down 10.49% v March 2018.

The average daily price charged in March 2019 83.20 Euro down 0.7% v March 2018.

Hotel daily price charged in March 2019 91.40 Euro down 1.2% v March 2018.

Apartment daily price charged in March 2019 52.80 Euro up 1.8% v March 2018.

Summary

Fuerteventura is continuing to struggle in 2019. Some of the key German market seen to have fallen out of love with the island this year.

I am a bit supprised that prices fell just 0.7% in March 2019 v March 2018 at a time occupancy fell almost 13%.

Revenue per available room was down 15.6%. This is a key statistic in the accommodation world. It counts all rooms sold and unsold each day and divides by total room revenue each day. The daily rate just counts sold rooms.

    I have visited all the main islands except Fuerteventura and it’s on my bucket list
    I have visited Gran Canaria 30 times plus It is my favourite
    But if the price keeps going up there will come a time when they will price themselves out of the market.
    I expect the German and Dutch economies to get squeezed in this next couple of years.
    People will start looking more closely at what their Euro buys them.
    With Cuba starting to open up after years of seclusion the people there are poor and hungry and will quickly learn that the tourist market is lucrative and can employ a lot of people.
    If tourists start to experience something new and it is relatively cheap and a good experience they will move on from their old playgrounds
